Pre-Auction Inspection

 

Many people have fallen victim to the frenzy of auction — bidding on a property that they love, getting caught up in a bidding war, and eventually buying a property that may not necessarily be what it is advertised to be.

It is tempting to buy first and ask questions later, especially with the time limits that an auction dictates. We understand these time limits, and can often complete your inspection and have all results to you within 72 hours of your booking being made. This way, you’ll have all the knowledge you need ahead of auction, leaving you to feel confident and reassured at time of bidding.

When we carry out your Pre-Auction Inspection, we will thoroughly inspect the property's following areas:

• boundary area, including fences, driveways, paths and outbuildings
• sub-floor area, including piers and footings, framing and termite caps
• roof cavity, including framing and insulation
• house interior, including door and window frames, walls and trimmings
• external roof, including tiles, flashings, guttering and downpipes
• exterior, including external walls and outdoor living areas

We will provide a report to you within 24 hours, which will include a detailed account with colour photographs of the state of each of the areas examined.

We will alert you to any major defects found in the property, and can recommend local and reliable trades-persons we trust to carry out any repairs you may wish to have completed.

All of our Pre-Auction Inspections are carried out in accordance with Australian Standard 4349.1.
